Two banks may display the same nominal rate while offering very different APRs, depending on the level of their group insurance or additional fees. Comparing only nominal rates is akin to choosing a home based solely on rent, without considering additional charges.

  • Job stability (length of time in a permanent contract, regularity of income for self-employed individuals) remains a determining criterion in risk analysis.

Obtaining at least three detailed proposals before signing allows for identifying real negotiation margins. Banks often adjust their offers when they know a competitor has done better on a specific point.

The structuring of a mortgage hinges on accumulated details: a few tenths of a percentage point on the rate, better-calibrated insurance, a complementary loan integrated at the right time.
